Our key areas include luxury and prestige properties in Mosman, Cremorne, Cremorne Point, Neutral Bay, Kirribilli and Milsons Point plus Northbridge and Castlecove and Castlecrag.

As the Landlords Agent it is our responsibility to source and secure quality long term executive tenants. There are three main areas we draw from;

1) Our selected relocation companies who specialise in the level of tenant we require.

2) Our own network of contacts. International companies regularly seeking properties to relocate their senior executives and families.

3) Specialised target advertising. Local, Interstate, International and email.
Each short listed applicant is thoroughly vetted and screened before recommending the most suitable to the Landlord for final approval.

It is also our responsibility to manage each property. We do not offer any of our qualified tenants for properties we do not manage, as we have a reputation to maintain with our companies. Property Management is a very specialised area of Real Estate and Select Property Services offers the following services to every Landlord:

  • Professional advice and assistance in preparing your property to realise it's top market rent which will maintain it's maximum investment potential.
  • Selection and recommendation of qualified Tenants.
  • Effective handling of all Lease requirements and legal responsibilities.
  • Processing and lodgement of the required NSW Government Bond.
  • Controls concerning rent payment, lodged on time in the Landlords account.
  • Landlord and Tenant Insurance requirements.
  • Payment of Levies, Council and Water Rates, Repairs and Maintenance.
  • Every tenant complaint is individually checked and verified before calling out a tradespersons.
  • Each repair is followed through to completion and all quotes substantiated.
  • Monthly Statements itemising each detail of every transaction is posted, e-mailed or faxed.
  • Regular 3 or 6 monthly condition checks on the tenants care and use of premises are maintained.
  • Rent Tribunal representation/negotiation if required (It is our policy to service & negotiate prior)
  • Attendance at Annual General Meetings if required. Strata and Body Corporate negotiations.


Fee Structure.

Leasing Fee:
2 weeks rent + 10% GST per1 year's lease.1weeks rent +10% GST per 2nd year.

Management Fee:   
7% of gross monthly rent + 10% GST each month until lease end.

Advertising:   
If required, with landlords permission, at agents expense in first year.

Administration:    
Post & Petties $5.00 +10% GST per month.

Government Charges:    
State F.I.D Federal B.A.D.T. taxes. Any bank charges relating to landlord.

Lease Preparation:
Tenant & Landlord each $15.00.+ 10% GST per lease upon commencement.

Lease Continuation:   
After permission from landlord,1 weeks rent + 10% GST per 1 year extension.
